The most common avoidable disaster for out-of-state owners is a tax bill mailed to an address you left in 2014. Update the mailing address with the property valuation administrator in that county, and with the park if there is one. Delinquency notices do not follow you.
Getting eyes on the property honestly
If you have not seen the home in years, assume the condition is worse than your memory. Before accepting any offer sight-unseen, ask the buyer for dated photos of the roof, the underside of the home, the floors near the bathrooms, and the utility connections. Any serious buyer already took them.
