What's different about Hardin

Fort Knox and Interstate 65 drive this county. A large military and civilian workforce moves in and out on orders, Louisville is under an hour up I-65, and Elizabethtown has been growing rather than shrinking. Add the industrial investment along the I-65 corridor near Glendale and you get sustained demand for affordable housing.

For a seller, this is the best set of conditions in the state. Homes in Radcliff, Vine Grove and the Elizabethtown ring have an actual retail buyer pool, and park-owned and tenant-owned homes in the Radcliff area turn over regularly because of the transient military population.

Where value holds and where it doesn't

Because there are real buyers here, you should treat any single cash offer — ours included — as one data point. A well-kept double-wide on owned land near Elizabethtown may well do better listed than sold to an investor, and we would rather tell you that than buy it cheap.

Where we genuinely fit in Hardin County: homes in parks where the community must approve the buyer and lot rent is accruing, homes needing repairs beyond what a retail buyer will finance, out-of-state owners left with a home after a PCS move, and estates that need to close on a date rather than eventually.

First, park homes: the community's rules and approval process govern who can buy and what happens to accrued lot rent, and that is contractual, not statutory.
