What's different about Pulaski

Somerset functions as the commercial center for a wide swath of south-central Kentucky, which supports year-round demand for affordable housing. Add the lake economy around Burnside and the marinas, and you get a second demand stream that most inland Kentucky counties simply lack — buyers looking for an inexpensive place to keep near the water.

That seasonal layer cuts both ways. It supports value for homes in reasonable condition near the lake, and it means a share of local manufactured homes are used intermittently, which brings the classic vacancy problems: frozen lines, unnoticed leaks, and lapsed insurance.

Where value holds and where it doesn't

The strongest Pulaski County positions are homes on owned land with city or district water within about fifteen minutes of Somerset, and reasonably maintained homes near Burnside. The weakest are older single-wides on rented lots and part-time homes that have sat unheated through several winters.

Pulaski also has a larger share of retirees than the eastern counties, which produces a steady flow of estate sales and downsizing situations rather than distress sales.

The estate route is common here — a home titled in a parent's name, no probate opened, and family who assumed the deed to the land covered everything. It does not, unless the title was formally surrendered through Kentucky's conversion process.
